Instead of an unhappy customerthat may walk away thinking that you did not perform on their behalf (unreasonable price expectations not withstanding!), you can refer your client to The Auction Broker.   • 2nd Time: When you write a contract contingent upon the sale of another property. When your buyers have found their dream house or possibly a good investment opportunity and they have another piece of real estate to sell first, you know that such a contingency does not make for a very strong offer. Q: Is there a way that I can determine if my client’s property would be a good auction candidate?

A: In short, a motivated seller in a positive financial position to sell in today's market is a good candidate. Please be aware that the auction method is not a miracle cure available to solve everyone’s pain – overly leveraged properties or marginally motivated sellers do not fair well at auction. The Auction Broker offers a free Property Evaluation that will be used to determine if your client and their property fit the profile likely to result in a successful auction.

Q: If I have a client who is interested in auctioning their property, what should I do?

A: Call The Auction Broker! We will ask for some basic information about your client and their property to determine if an auction is a viable option for selling their real estate. If the evaluation looks promising, the next step is to meet with you and/or your client to further discuss the auction method and make firm decisions about moving forward. If the property in question is currently listed with you or your broker, we will need to create a new auction sale listing agreement.

Q: Will I get paid a referral fee for any clients I send to The Auction Broker?

A: Absolutely! We pay referral fees to licensed real estate agents of up to 2% of the closing price for a successfully completed auction sale. And best of all, after you refer a client to The Auction Broker, you don’t have to do anything else but collect your check!

Q: If I represent a Buyer at an auction, will I still get a commission?

A: Absolutely! Simply fill out our Broker/Agent Participation Agreement at least 48 hours prior to the auction and attend the auction with your buyer. You will represent your buyer(s) and work with The Auction Broker throughout the escrow process, collecting your commission at the close of escrow just like any other real estate sale.
